Kostelec Residence by ADR

The architects of studio ADR turned an old brick factory into a modern residence.

The site used to be an old brick factory. After flying over the site in a helicopter, the owner was fascinated by the area and bought it straight away. First, a small architectural competition was announced between three competing architects. After winning the competition, the project was pushed forward and studio ADR proposed a design. The main idea was to use the openings in the house to provide views towards several peaks of the Central Bohemian Uplands. The central corridor of the house offers a view of both Mount Říp and the ruins of the Gothic Hazmburk Castle while the dining room and the kitchen offer a panoramic view of the entire Central Bohemian Uplands.

The owner asked for a residential complex for the whole family including a building for the caretaker. In addition to the villa, the project included a vineyard with a cellar for processing grapes, a sports field, stables, and a hangar for a helicopter. Only the chimney remained of the original factory building. It was then dismantled and the bricks were used to build the wine cellar.

Located on a former industrial site, the trapezoidal property extends on a headland above the Malá Eger river between an access road for the towns of Kostelec nad Ohří and Poplze in the south, fields in the west, a slope over the Eger river in the north and a neighboring property in the east. The basic idea behind the design was the inconspicuous character of the entire complex when viewed from the distance, but also its dispositional and, above all, functional simplicity. These principles led to a solution with multiple horizontal masses. The individual buildings nestle in a logical order on the property. The caretaker’s house is near the entrance to the complex and the villa is located on the edge of the slope with a view of the Bohemian Oberland while it stands on the leeward side of the site. In addition to these buildings, there is also the vineyard on the southern slope, the wine cellar, tennis courts, the outdoor riding arena, and the helicopter landing pad.
